Important Announcement Regarding HIPs
On May 21 2010 the new Government suspended all HIPs on properties for sale. This DOES NOT affect the necessity to have an EPC for your property.
The main changes are that the EPC will now be valid for 10 years on resale properties as well as the rental properties. The EPC will need to be booked in when the property is marketed and will be required for the property particulars within 28 days of the property being marketed.

So why do we now need EPC’s? Well the answer to that is because one of the largest contributors to our global warming is the carbon dioxide we expel from the energy our properties use and waste.
Because we all wish to reduce these emissions and our carbon footprint for a better life, (not to mention saving some money) an energy surveyor would need to evaluate your property to measure the impact it makes to our environment and to advise you of any improvements you could make to your property.
No matter the age or condition of your property, there is no pass or fail involved when producing an EPC for you. My job as an energy assessor is to collect data and submit this to a central database, which in turn, produces the certificate for you, along with any recommendations for improving the energy emissions from your property.
The EPC on resale & rental residential properties is now valid for 10 years from date of issue.
Your EPC is required by law under a European Directive and must be included with your property sale particulars or passed on to your tenant with their lease.
